THE OFFICE
BEHIND THE CABINET.

LUI FL PROPERTIES, LLC is a property management and real estate services office in Parma, Ohio. Four racks — residential, commercial, valuation, and trust & escrow — run on one rule: nothing lives in someone's memory.

Who We Are

WHAT THE OFFICE DOES

LUI FL PROPERTIES, LLC is organized in Ohio and operates from 5401 Lassiter Oval, Parma, 44129. The practice is the office side of real estate: managing property for owners, valuing it for the record, and standing in the middle of transactions as escrow agent and fiduciary.

Rack R holds residential management — apartments, condominiums, cooperatives and resort property. Rack C holds commercial and nonresidential management — commercial condominiums and the offices that run them. Rack V is appraisal — independent value opinions for lending, sale, tax and record. Rack T is the fiduciary rack — escrow agencies and agents, real estate fiduciaries, landman services, listings, consulting and asset management other than property management.

The work is unglamorous by design: collection ledgers that reconcile, work orders that close, association minutes that exist, escrow balances that tie to the cent. Owners don't pay for charm — they pay to stop wondering what's happening inside their buildings.

Office Rules

THREE RULES
ABOVE THE CABINET.

RULE 01

Tag before key

No property, file or fund is touched until its tag exists: scope, owner, obligations and reporting standard in writing before work begins.

RULE 02

Ledger before promise

Owner money moves only through audited ledgers — rent rolls, escrow accounts and reserve balances reconciled every period, not whenever someone asks.

RULE 03

Writing before speech

Decisions that cost an owner money — special assessments, vendor awards, escrow disbursements — are issued in writing first. Phone calls confirm; they never substitute.

The Standard

PROOF,
NOT PROMISES.

An owner should never need to trust the office — the ledger should make trust irrelevant. Collections post to the rent roll, disbursements carry support, escrow funds release only on written terms, and appraisal opinions cite their comparables.

That is the whole philosophy of the cabinet: 45 services, each leaving evidence an owner, auditor or court can check.

Common Questions

ASKED BY
NEW OWNERS.

Scope is written per property: rent/dues collection, maintenance coordination, vendor management, compliance, owner reporting and reserves. Condominium and cooperative work adds association governance support — minutes, notices, rules administration. The management agreement defines the standard the office is held to.

Owner and escrow funds are held in designated accounts, reconciled monthly and reported in writing. Escrow disbursements release only against the written terms of the transaction — never on instruction by phone.

Appraisal reports are written to the standards applicable to their intended use — sales comparison and supporting documentation included. Acceptance criteria depend on the lender or agency ordering the work; confirm the required form before ordering.

The office provides listing services and manages property; it is not a sales brokerage. Where a transaction needs a licensed broker or agent-of-record, the office works alongside them rather than replacing them.
